Highest demand areas of Toronto GTA for Spring 2025

[00:00:01] Good morning, good evening, good afternoon. Paul and Drigo here. Today I'm really excited to be bringing you something that a lot of you ask me and you guys have, again, a lot of questions about, you know, what areas of Toronto and GTA are doing, you know, are performing above average.

[00:00:24] And where are the homeowners that are getting premium sold prices? And what I want to be able to do is help you guys understand exactly how important it is to have this information in front of you. And I want to be able to make sure that you have this information and that you are able to use it wisely.

[00:00:54] And that's the thing about data is that if you don't use it wisely, it could, you know, it could cost you, you know, a fortune in terms of real estate money. We're not talking about hundreds of dollars. We're not talking hundreds. We're not talking, you know, we're not talking just hundreds or thousands.

[00:01:15] We're talking about potentially hundreds of thousands of dollars that people can lose by not being up to date on what's going on. And giving you guys this particular report today is very important. So this is a recent study that was conducted and what it does is it basically gives you the rundown of the fastest selling GTA neighborhoods for family size homes.

[00:01:44] So what you need to be able to do is if you live in any of these areas that are mentioned in this report, you need to reach out to me today and we'll, you know, we'll discuss what the best steps are in getting your property. Whether it's ready for the market or on the market. Some of you might be living really nicely in your house is a week away.

[00:02:09] Some of you might be living, you know, 20 years of clutter and you might need a couple of weeks. You might need a couple of months. Um, most people need at least three weeks to get ready. And I'm talking about some of the biggest sales I've ever handled. Um, you know, in Toronto GTA. So most people need about 21 days and that's sort of the, uh, preparation time I call, um, for this.

[00:02:36] So what I want to do is just, I don't want to, again, I don't want to go through the entire list. Cause of course, again, my goal is never to bore you on any of this stuff. It's to sort of keep you, uh, excited and keep you sort of motivated by, um, you know, what's been going on. So I'm just going to sort of jump around the list and give you guys some ideas of what's going on. And some of the things that I've noticed, uh, on this list, which I, I, I think you guys will appreciate as well.

[00:03:04] So the big news, and this is something I've shared with, uh, several of my Scarborough clients is, um, Scarborough is actually on this list in the top 20. You guys are on the list four times in four different areas. So I'll go over those right now. So let's start off with Millican mills.

[00:03:24] You guys are in the 16th spot and you're talking about a median sold price of nine 59 average days on market is 10 days right now in your area. Uh, number 13, another really favorite area of mine, the Bendale area, um, in Scarborough. And this is right near Thompson parks is an area that I spent a lot of my youth growing up in, um, average.

[00:03:50] I'm sorry, median sold price here, just a little over a million. And again, 10 days on the market. And then on, uh, you know, in Toronto is the Birchcliffe area and the average, so the median sold price here is 1.05.

[00:04:18] And the average days on market was 10. And the last one, which is on the number in the number four section on this, uh, lineup is the Wexford Maryvale area. Uh, and for me having grown up literally right there in the Wexford Maryvale area, went to school, uh, grew, grew up there.

[00:04:41] Um, went to high school nearby, uh, Parkway mall, uh, like all the things that make up this really unique part of Scarborough. Um, median sold price here was nine 22. So not only was it very affordable, but the average days on market was only nine days. So you're talking about less than 10 days. So that was something that sort of jumped out at me. Uh, and maybe it's something that's interesting to you.

[00:05:07] Um, and next on the list, and we're really talking about, of course, you know, what the top areas are. Um, but next on the list, there was also a few areas in Durham that jumped out and Durham has become, uh, for a lot of my clients. Um, and for a lot of people I know in general has become, uh, sort of the first choice of where they want to, uh, raise their families and where they want to be.

[00:05:33] So I'm helping a lot of people, uh, you know, make their moves and sell properties in this area. Um, so on number in the, in the, um, you know, in this top list here, there was, uh, uh, downtown Whitby was on the list at 10 days on the market. The average, sorry, median sold price here was seven 99. Um, centennial area of Oshawa was also on the list. And this was a median sold price of seven 91, 10 days on the market average.

[00:06:04] And Ajax was also in this list, the Hermitage park area, um, median sold price, nine 65, 10 days on the market. So as you can tell, there is sort of, um, uh, uh, uh, uh, a shift happening in terms of where people, uh, you know, might've been looking at homes 10 years ago as to where they're looking now.

[00:06:25] Um, let's talk a little bit about the Toronto area in terms of like, you know, uh, you know, places that you might find familiar, uh, Riverdale was actually number two on the list. So Riverdale was number two at only eight days on the market as the average days on market in this area with a median sold price of 1.45 million. So that's sort of a big deal.

[00:06:50] Um, the Cedarvale area as well in the York, uh, area of Toronto and the West end, uh, this one was nine days on the market average median sold price. 1.3, uh, light and park, uh, in old Toronto, that was 1.67, uh, median sold price and nine days on the market.

[00:07:13] Um, and then there was a couple in Mississauga, a couple that showed up in the Lisgar area and the Rathwood area of Mississauga that showed up on the list as well. And the last area I want to sort of cover in this overview. And of course, if you, if you've heard your area in, in this list, let me know, uh, make sure to reach out.

[00:07:35] And if you're not sure, um, again, there are many neighborhoods that, um, didn't make the top 20 list, but did make the list, uh, of, of sort of the in demand areas. And I'll be happy to make sure, uh, uh, you know, and let you know where your area sits, uh, and keep you up to date on that. That's the other part of this. It's not just about finding out once. Uh, it doesn't really make sense to just find out about your home value once and move along.

[00:08:04] This is a work in progress in terms of what your home value is. Um, you want to be able to, you know, stay in tune with what's going on in real time. Uh, and I've got a newsletter that actually, uh, allows you to do that. And it's, it's a very unique, one of a kind newsletter. There's nothing else like it out there. So as far as the top areas go, um, and the last area we're going to talk about is the area that ended up being, um,

[00:08:34] on the number one, um, uh, for the fastest selling. And, uh, there was a couple other areas, uh, that were in the top 10, let's just say that. Uh, and it was the Halton region. So a very popular area, um, for so many reasons for the fact that it is an area again, close enough to downtown Toronto.

[00:08:55] But again, it's, uh, similar in terms of where it is, but it's, it's the West end version of what people are choosing as, you know, their preferred places to live. Uh, so the coats area of Milton was in this list, uh, at number eight and the median sold price of nine 13 with nine days on the market. The Wilmot area of Milton was on the list, eight 93 median sold price, nine days on the market.

[00:09:24] And the number one area is Glen Abbey in Oakville. And this was with a 1.14 median sold price and eight days on the market. So this sort of gives you an overview, sort of a wrap up, I guess you'd call it of what's been going on in terms of the demand on the market. [00:09:52] Uh, and I'm talking to people right now about the summer collection. So I want to make sure that you guys are all part of the summer collection and, and spring again, we're wrapping up spring right now. Obviously, uh, April and may, uh, and then June is summer.

[00:10:10] So the next three, four weeks, if, uh, if you're serious about getting, you know, your property sold and you're in a high demand area, you're also in a position where you might be looking at a premium sold price attached to that. So if you're in a, in, in a very demand area, you could be possibly looking at people bidding on your property in some cases, uh, or just being able to, um, get a little bit more, uh, you know, cash on closing.

[00:10:39] And that's something that could make a big difference for a lot of people. Um, you know, in terms of the way I handle a sale, you know, I've always had the theory where, you know, even though my name is not at the top of the list, uh, top of the paperwork, uh, when I'm selling your home, but my name is on that paperwork. And I want to make sure that you get the best results and that you don't have any, uh, remorse or anything else after that.
